What is Sell and Rent You Home Back?
Simply put, a sell and rent back means you sell the property and rent it back, for typically long term, at a rental price that you can afford. We even give you the option to purchase the house back from us (T&Cs apply).
Who is Rent Back Ideal For?
A sell and rent back could be an ideal solution in the following situations:
- Financial Difficulty : those who are finding it difficult to keep up the mortgage payments due to reasons outside their control (job loss, health reasons, high interest rate, etc.). You don't have to lose your property if you can't keep up the mortgage payments! We will offer you a cash price to buy your property and you can carry on living in it as our tenant until you decide to move on.
- Divorce : Separation is a stressful and painful process to go through. Quite often one party would wish to stay in the property due to an emotional attachment or to reduce the inconvenience this causes to other family members. A sale and rent back might be ideal in these scenarios.
- Emigration : There are enough things to worry about when planning to emigrate. Selling your property at the last minute, and not knowing when it will sell or if the chain will break, can add a stress factor to the planning. We are happy to buy the property quickly (within 4 weeks) and allow you to remain in it as a tenant until the time comes when you are ready to go.
- Equity Release : Sell and Rent Back could also be a good alternative to an Equity Release Scheme. Some people might want to release their equity for future plans such as starting a business overseas (with the aim of moving there), or being free to emigrate anytime to anywhere. In such cases, not having to wait for months to sell your property (and risk broken chains) could be an attractive option.
How to Get a Rent Back Offer?
- To purchase your property and rent it back to you we need to find out:
- how much your property is worth,
- how much the average rental figure in your area is, and
- the maximum rent you can afford, which may or may not be as high as the average rent (it needs to work for you).
- Once we have all the information we need, we will structure a package that suits your affordability and discuss the figures with you over the phone.
- If our verbal offer is of interest to you, we will then arrange to visit you in the property. There is no obligation on your side to accept our offer at this stage.
- Once we have seen the property and you are happy with the verbal offer we will confirm our offer in writing. We will answer any questions you might still have in writing if you prefer to have time to think about it. You will still be under no obligation to accept our offer.
- If you decide to go ahead with the sell and rent back we will handle all the paperwork from this point onwards. We can recommend a fast solicitor to act on your behalf. We will pay all fees involved in the sell and rent back of your property. The sale should take typically about four weeks from the time you accept our offer. We can stop repossessions by offering to purchase the property and pay off the secured debts. The judge will allow us time to complete the proposal. We can even appear in court for you.
Why would someone choose sale-and-rent-back?
Selling your home is not an attractive prospect. But those fearing repossession due to mortgage arrears and facing large personal debts may see it as a simple way out of trouble.
Most sale-and-rent-back agreements are between 70 to 85% of your property's value depending on a surveyor's valuation (if any repairs are needed or on what you want to be acheived from the deal).

The only time fees would be incurred is if you decide to pull out from the sale after you have signed an agreement form and solicitors have been instructed.
